Columbus sits on glacial till. The clay in that till swells after a wet spring and shrinks in a dry summer, and the movement shows up as stair-step cracks, bowing block walls, and water at the cove joint.

Neighborhoods closer to the Scioto and Olentangy often have older block foundations and drain tile that has reached the end of its life. Newer subdivisions farther out are more likely to have poured walls, and the same clay still holds water against them.
